What We Do
Mortgage Pre-Approved
Speak with a mortgage broker to determine what you can afford. They will require proof of income, proof of assets, a credit check, and employment verification to properly assess if you are pre-aproved.
Deciding What & Where To Buy
Do your research - see what style of homes best suit you and your lifestyle. Examples: two-storey vs bungalow, attached or detached garage, basement finished or unfinished, etc. Once established, we will set you up on a customized search tailored to your preferences.
Finding the Right Agent
Finding an agent whom you connect with, trust, and feel understands you and your needs is extremely important! This is a relationship that you deserve to be happy with.
Offer
We will ask you to provide ID's for all persons who will be on the purchase agreement and we will discuss a price and strategy for negotiating. Once confirmed, we will draft up the required paperwork to submit an official offer.
Pending
Once we come to an agreement on price, inclusions, and possession date, we are officially PENDING. Pending means that the seller has accepted the offer, but the home is not officially sold yet. Conditions must be met and in most cases you have two weeks or less to obtain firm financing and a property inspection.
Property Inspection
We rely on the expertise of a property inspector to make sure the home condition aligns with the value and that all deficiencies in the home are made aware to the buying party in order to make an informed decision on officially buying the home.
Removal of Conditions
Once the property inspection is completed and financing has been obtained, you will have the opportunity to 'remove conditions' and the home is now legally sold!
Possession Day!
